The Wellington Shire Council has prepared Amendment C116well to the Wellington Planning Scheme. The Amendment has been requested by the NBA Group Pty Ltd.

The land affected by the Amendment is:

• Lots 1 & 2 on TP861526 (Volume 09658 Folio 844) Longford-Loch Sport Road, Longford;
• Crown Allotment 32A Parish of Glencoe (Volume 03681 Folio 022) “Summerhill” 216 Longford-Loch Sport Road, Longford;
• Crown Allotments 34A, 37 & 37A Parish of Glencoe (Volume 10327 Folio 419, Volume 10327 Folio 420, Volume 10327 Folio 421) Part “Weemala” 286 Longford-Loch Sport Road, Longford.

The Amendment proposes to rezone the land from the Farming Zone (FZ) to the Rural Living Zone Schedule 5 (RLZ5) and apply the Development Plan Overlay Schedule 14 (DPO14) to facilitate future rural residential subdivision of the land in accordance with the ‘Sale, Wurruk & Longford Structure Plan (2010)’ and the ‘Longford Development Plan (November 2015).’

The amendment also applies the Environmental Audit Overlay (EAO) to a confined area of the land, which will result in the need for an environmental audit of the area to be completed prior to any future rural residential development commencing. The amendment also updates the Schedule to Clause 72.03 of the Wellington Planning Scheme to reflect the new EAO map sheet.

You may inspect the Amendment, any documents that support the Amendment and the explanatory report in respect of the Amendment, free of charge, at the following locations:

• during office hours, at the office of the planning authority, Wellington Shire Council, 18 Desailly Street, Sale Vic 3850 (or if required by contacting the Strategic Planning Team on 1300 366 244 to arrange a time to view the Amendment documentation).
• at the Department of Environment, Land, Water and Planning website (or by contacting 1800 789 386 to arrange a time to view the Amendment documentation).

Any person who may be affected by the Amendment may make a submission to the planning authority (Wellington Shire Council) about the Amendment. Submissions must be made in writing giving the submitter’s name and contact address, clearly stating the grounds on which the Amendment is supported or opposed and indicating what changes (if any) the submitter wishes to make.

Name and contact details of submitters are required for Council to consider submissions and to notify such persons of the opportunity to attend Council meetings and any public hearing held to consider submissions. The closing date for submissions is 20 January 2023. A submission must be sent to the Strategic Planning Department, Wellington Shire Council, PO Box 506, SALE VIC 3850 or to strategicplanning@wellington.vic.gov.au

The planning authority must make a copy of every submission available for any person to inspect free of charge for two months after the amendment comes into operation or lapses.
